Laing O'Rourke is in pole position to become the main contractor on TH Real Estate's £850 million St James regeneration project in Edinburgh.The UK construction company is already consulting on the development, helping TH Real Estate get to grips with issues including the logistics and risks associated with the job, Construction News reported.TH Real Estate development director Martin Perry said Laing O'Rourke is working under a pre-services construction agreement, which involves consultancy and a small amount of building work.He added that, while there is no obligation for the company to be selected as the main contractor for the St James regeneration, it is likely to stay on to complete the work unless any problems arise in these early stages.Mr Perry also pointed out that the range of firms that can deliver the project is fairly limited, given its size."The issue that we have with St James is that the construction is very large and there are very few contractors who can operate at that scale," he said."We didn't exactly have a very long list of people to deal with and we had some who already had substantial commitments in Scotland. It's not a conventional approach but it's not easy to have a conventional approach at that scale, unfortunately."TH Real Estate has described Edinburgh St James as one of the most significant regeneration projects in the UK.The development will deliver around 93,000 sq m of retail space, up to 250 new homes and a luxury hotel.Construction work will begin next year, with a scheduled completion date in 2020.Laing O'Rourke last month announced that it had signed a £116 million, fixed-price contract with Derwent London for the development of the Brunel Building in Paddington, which is due to be finished in the first half of 2019.
