New homes planned for former business site in Kent
Dozens of new homes are set for construction on the site of the former Geographers' A-Z Map Company site in Borough Green, Kent.Some 41 new properties are planned by Fenham Homes, incorporating a wide range of properties in terms of size, type and design. Affordable housing would make up 39 per cent of the development, KentOnline reports.Two, three and four-bedroom houses would be constructed for private sale, while the affordable properties would comprise two-bedroom apartments and three-bedroom houses.At least 86 garages and parking areas are to be provided, exceeding the local authority requirement of 76. Property designs were created in line with Tonbridge and Malling Borough Council's policies and guidance. After discussions with the local authority, the plans were amended to include brick screen walls where gardens border public areas. The development has been designed to integrate with the existing community, with the materials and other elements chosen to complement and coordinate with the features and style of the surrounding village.Brick and tile hung elevations feature in the plans, while boarding has also been included, to reflect its use in the area. It is hoped that the location of the site would help to reduce car emissions, while congestion would not be increased as the development is close to local amenities and public transport services are also nearby.A design and access report provided by DHA Architecture Ltd states: "The scheme has developed through stakeholder engagement, particularly with regard to the design and layout of the site."As such Tonbridge and Malling Borough Council have confirmed that the proposed layout is considered to be, in general, a satisfactory response to the constraints of the site."The Local Planning Authority has advised that they would require supporting information to address concerns about air quality, archaeology, flood risk and drainage.
